Three Collective
Lessard Design's First Office Conversion
Story
Three Collective is an office-to-residential adaptive reuse multifamily project located seven miles from downtown Washington, D.C. Three 16-story high rise office towers were converted into 675 loft-style live/work units, in addition to common spaces and over-the-top amenities. Each building features one ground floor and three garage levels with amenities that include future retail tenant spaces, co-working spaces and conference rooms. Additional amenities include social kitchens, a bowling alley, an indoor/outdoor amphitheater, a podcast/recording studio, music practice rooms, an art studio, a VR gaming lounge and arcade, a professional chef's demonstration kitchen, a makerspace, a bike repair shop, a shipping/packaging center, mail rooms and pet washes. One particularly unique amenity is a huge indoor dog park called The Barking Lot, which mimics the outdoors with a "skylight" ceiling, trees and turf. Featuring many types of dog agility equipment, it's especially beneficial for dog owners during the cold Falls Church winters. Outdoor amenities include two landscaped courtyards with outdoor grills and fire pits and a public park.
